Reworking a house you're keeping — often while you're still living in it

Renovations are one of the three kinds of project we run, and they're the ones where management earns its keep. Every existing house has surprises in it, and the difference between a renovation that lands on time and one that drifts for months is almost always how quickly the surprises get decided on.

We plan the job around that reality: structure and services resolved before finishes are ordered, trades sequenced so nothing good gets ripped back out, and a contingency that's been talked about openly rather than discovered at the end.

Sequencing an occupied house

If you're staying in the property, the sequence matters as much as the scope — which rooms come out of use and when, where the kitchen goes in the meantime, how dust and access are handled, and which weeks are genuinely going to be difficult. We'd rather tell you that in advance than apologise for it later.

Where the old meets the new

Most of the detail that makes a renovation look considered rather than bolted-on is in the junctions: floor levels running through, ceiling heights lining up, glazing and reveals matching, services concealed. These are decided on paper and checked on site, not left to whoever happens to be holding the trowel.

Discoveries, priced openly

When something unexpected comes out of a wall, you get told what it is, what the options are and what each one costs, before the work goes ahead. Variations are recorded as they happen, so the final account is a document you recognise rather than a surprise.
