Residential project management · Harpenden · est. 2006
A construction manager who works for the homeowner.
Will Cawrey & Co is a small Harpenden project management company, formed in 2006. We're appointed by homeowners to run residential renovations, complete rebuilds and interiors — holding the programme, the costs and every trade together so you don't have to.

Our own vehicles, outside a project
Where the company came from
Will Cawrey holds a BSc (Hons) in Construction Management. Between 2000 and 2005 he managed the construction of around 500 new properties for a large building firm — the kind of environment where a programme, a cost plan and a sequence are simply how work gets done. He formed W. Cawrey & Co. Limited in 2006 to apply the same disciplines to individual homes, for the people who live in them.
What we set out to do
The company exists to take the stress out of building projects — to deliver quality homes on time, to budget and to a high standard, without the homeowner having to become a part-time construction manager. That means thorough communication with you, your architect, building control and the neighbours, from the first drawing right through to handover and snagging.
Small, deliberately
Will runs the projects. Lucy Griffiths runs the office side — contracts, budgets, invoices and coordinating the snagging. A site manager keeps the day-to-day moving on site. That's the company, and it's the reason we keep to Harpenden and St Albans: we'd rather run a handful of projects properly than spread a team thin across the county.
The team
Three people, and you'll deal with all of them.
Will Cawrey
Company Director · BSc (Hons) Construction Management
Will founded the company in 2006 after five years managing large-scale new-build construction — around 500 properties between 2000 and 2005 — for a large building firm. He runs the projects himself: the first site visit, the programme, the cost plan, the site meetings and the handover. He's the person you deal with.
Lucy Griffiths
Office Manager
Lucy looks after the administrative spine of every project — contracts, budgets, invoices and coordinating the snagging list — which is why the paperwork side of a build with us tends to be the calm part rather than the mess at the end.
Our Site Manager
Site Management
Day-to-day site management — trades arriving in the right order, materials where they need to be, the site safe and tidy, and problems raised the same morning they appear rather than at the next meeting.
How we work with you
We work for you, not the builder
We're appointed by the homeowner, so when a cost or a shortcut needs challenging, our interest is the same as yours. That's the structural difference between a project manager and a main contractor.
Construction management, properly trained
Will holds a BSc (Hons) in Construction Management and managed new-build construction at scale from 2000 to 2005 before forming the company in 2006. The discipline behind a big site, applied to one house.
A small team, no layers
Will runs the projects, Lucy Griffiths runs the contracts, budgets and invoices from the office, and a site manager keeps the day-to-day moving. You always know who you're speaking to.
Harpenden and St Albans only
We deliberately keep to the two towns our projects are in, because project management only works if someone can actually be on site — not fit you in around a two-hour drive.
We work alongside architects, structural engineers, building control and interior designers — either people we've worked with before or your own chosen team, if a project already has one.
What we stand by
The three things every project with us is judged on.
Appointed by you
We're engaged by the homeowner and never hold the building work ourselves, so challenging a price, a substitution or a shortcut costs us nothing. That independence is the whole reason to appoint a project manager.
On time, to budget, to standard
The company was formed to take the stress out of building projects and deliver quality homes on time, to budget and to a high standard. A real programme and a tracked cost plan are how that gets done, not a promise.
Thorough communication
With you, your architect, building control and your neighbours, through to handover and snagging. You should never have to ring us to find out what happened on site this week.
