We're project managers, not a building firm — we don't hold a single trade ourselves. What we do is run the whole thing on your behalf: renovations, complete rebuilds and the interiors that finish them, for homeowners in Harpenden & St Albans, Hertfordshire.

Full Residential Project Management
One person accountable for the programme, the money and every trade on site
This is the core of what we do. You appoint us, and from that point the project has a single person responsible for making it happen: the drawings turned into a programme, the trades appointed and sequenced, the costs tracked against the plan, building control satisfied, the neighbours kept onside, and a snagging list that actually gets closed out. The commitment we make is thorough communication — with you, with your architect, with building control and with everyone on site — right through to handover.

Renovations & Refurbishment
Reworking a house you're keeping — often while you're still living in it
Renovation is the hardest kind of project to run, because you find things out as you open the house up. Floor levels don't match. The wall you wanted to remove is doing more than it looks. Services run where nobody drew them. Our job is to plan for that — sequencing the work so discoveries are made early rather than late, holding a contingency in the cost plan, and getting a decision made and priced in days instead of weeks so the programme doesn't stall.

Complete Rebuilds & New Builds
Starting again on a plot, with the discipline of a large site
A complete rebuild is the second of our three project types, and it's the closest to the work Will did before the company was formed: between 2000 and 2005 he managed the construction of around 500 new properties for a large building firm. A one-off house needs the same disciplines — a real programme, procurement ahead of need, inspections at the right moments, quality checked before things are covered up — just applied to one home rather than a hundred.

Home Interior Design
The finish the whole build was for
With all the effort that goes into a build, the interior is the part you actually live in — as we put it, it's the topping on the cake. We either bring in interior designers to work alongside the project, or work with the designer you already have, and make sure their scheme and the construction programme stay in step: lighting positions before plaster, socket heights before second fix, joinery dimensions before the walls close up.
