Most homeowners taking on an extension, a renovation or a rebuild end up doing the project management themselves without ever having agreed to. The drawings arrive, the trades need booking in an order nobody has written down, the electrician needs a decision on Tuesday, a variation needs pricing, and building control wants an inspection at a stage that has already been covered up.

Appointing us instead means that job has an owner. We're engaged by you — not by the builder — so we can be straight with you about programme, cost and quality, and there is one number to ring when you want to know where things stand.

What we actually take off your hands

Turning the architect's drawings into a buildable, sequenced programme. Pricing the work and appointing trades. Running site meetings and inspections. Keeping building control and, where relevant, planning satisfied at the right stages. Pricing and recording variations rather than letting them appear on the final invoice. Checking valuations and invoices before they reach you. Managing the handover, the certificates and the snagging list until it's finished.

Communication is the deliverable

A build goes wrong in the gaps — between the architect's intent and the bricklayer's morning, between what you thought was agreed and what was priced. So the work is mostly communication: with you, with your architect and engineer, with building control, with the trades, and with the neighbours whose driveway your skip is going to sit near. You should never have to chase us to find out what happened this week.

Why an independent manager, not a main contractor

A main contractor manages your project too — but their commercial interest sits on the other side of the table from yours. Because we're appointed directly by the homeowner and never hold the building work ourselves, challenging a cost, a substitution or a shortcut costs us nothing. That independence is the whole reason the role exists.
