Whole-House Project with Pool Terrace
Harpenden & St Albans

Photograph: our own completed project
Another of our own projects. The rear of the house runs almost the full width in glazing under a flat-roofed garden room, with dormer windows and roof lights above, a wing of glazed doors at one end, and a pool and stone terrace immediately in front.
A house of this size is a procurement exercise as much as a building one. Glazing of this length, roof glazing and the structure above it all have to be measured, ordered and delivered well ahead of the week they're needed, or the whole programme queues behind them.
Working outward from the pool terrace is its own sequencing problem too: hard landscaping and water can't go in while heavy plant still needs access, so the order in which the external works happen is decided at the start, not improvised at the end.
What managing it involved
- Full programme from structure through to external works
- Long-lead glazing and roof-light procurement managed
- Structural coordination with engineer and building control
- Site access planned around hard landscaping and pool works
- Stage-by-stage cost tracking against valuations
- Certificates, warranties and snagging at handover
